Some People Just Don't Get It

Just Some Simple Facts & Thoughts

Like most area realtors, June was a great business month for me.  Buyers came out from hiding ready to buy their new home.  The homes that I sold showed very well and were priced right.  THEY SHOWED VERY WELL AND WERE PRICED RIGHT.  Had to emphasize those two points.  Sometimes Sellers take for granted that all homes need some work so Buyers will overlook minor defects.  This may be a surprize to some, but Buyers have a sharper eye then they had a few years ago.  They are not so quick to dismiss those so called minor defects.  The cared for home is what Buyers want.  So, do those little things that need to be done to help your home catch the Buyer's eye.  Price is and always was a critical factor in the market.  Price your home too high and Buyers will assume that you are unreasonable from the get go and not even want to see your home.  If there is a showing, there will probably not be an offer made because the Buyer does not want to waste time since you are too far apart on the list price vs. the market price.  Prices are down in the area.  They are down because the supply is greater than the demand.  Real estate is not rocket science.  The law of supply and demand controls price.  If you want to sell your home, it must be priced right.  If you just want to test the waters with an overpriced listing or, as we said back on the farm, try to catch a fish coming down the pike, you are wasting your time.
